In Miami Beach 33141: Biscayne Point, Stillwater Drive, Daytonia Road, Cleveland Road and Normandy Shores, together with the islands of North Bay Village — Treasure Island, Harbor Island and North Bay Island. In Miami 33138: Belle Meade, Belle Meade Island and Shorecrest in the Upper Eastside. I also care for oceanfront condominiums in Sunny Isles Beach, and homes in Surfside and Bay Harbor Islands.

Home watch is regular, documented inspection of a home that sits empty for part of the year. I am not a full-time estate manager and I do not run household staff. I visit on a set schedule, check the things that quietly go wrong in an empty Florida house, and report back with photographs.
Most owners choose weekly or bi-weekly. Some ask for more during hurricane season or while work is underway. The schedule is built around your property, not a package.
Water intrusion and ceiling stains, air conditioning and humidity, plumbing and running toilets, refrigeration, pool water and equipment, electrical and generator status, pests, doors, windows and gates, alarm and camera function, landscaping — and anything that looks different from the previous visit.
Yes. Several clients own oceanfront apartments in Sunny Isles Beach and Miami Beach. Condominiums have their own rhythm — building access, deliveries, humidity control, association notices — and are handled accordingly.
Before a named storm your home is prepared: outdoor furniture secured, shutters or panels closed where fitted, systems checked. Afterwards I inspect and send a full photo report, usually before you have managed to reach anyone else.
Completely. I do not publish client names, addresses or fees, and I take on a small number of homes so each one is genuinely watched rather than logged.
